Rent-Ready Guidelines 

This list is a minimum standard to ensure legal habitability standards are met as well as Yellow Key property requirements. Ensuring your property is fully rent-ready and priced aggressively will help to attract and retain high quality renters. 

Exterior 

Landscaping: Fresh, clean, mowed & trimmed. Beds weeded and mulched. 

Paint: Fresh & clean paint. No damage or peeling paint.  

Garage: Broom swept with no debris. No lawn equipment, tools, non-working appliances, or personal property.

Interior 

Appliances / Mechanical: All appliances and mechanical components must be fully functioning and working as designed. 

Carpet: Newly installed or professionally cleaned. No stains or odors. 

Cleanliness: Professional level cleanliness required. Kitchen appliances and bathroom fixtures should be spotless. All drawers and cabinets cleaned inside and out.  All filters (including air, water, exhaust filters) need to be replaced with new ones. 

Doors / Locks: All exterior doors must have working locks. and must be rekeyed between tenancies. Interior doors must close, latch, and lock appropriately. Patio/sliding doors must open and close freely, must lock without a safety bar and unlock properly, and must have a working and undamaged screen door. 

Kitchen / Bathrooms: Fresh caulking and grout and tile must be free of mold or mildew. 

Lights: Working and matching light bulbs required. No damaged lights or ceiling fans. 

Paint: Fresh & clean, no scuffs or mismatched touch-ups. No miscellaneous items left on walls such as tv mounts, decals, shelves. 

Personal Property: No personal property left behind. This includes furniture, toiletries, shower curtains, pictures. All security alarms, cameras, or other security system equipment must be removed and any holes patched and painted. 

Smoke Detectors & Carbon Monoxide Detectors: Smoke detectors on each floor and in each bedroom. Carbon Monoxide or combo detector located in hallway near all bedrooms. 

Unfinished Basements: Broom swept with no debris or personal property. 

Windows: All windows must open (and stay open without being propped open), close completely, and have working locks. No drapes or valances. All windows that open must have undamaged screens. All bedrooms must have blinds. All window wells must have covers.
